Charlotte Housing Market Update | More Homes for Sale, Prices Holding Steady

The broader Charlotte region tells a slightly different story. Its median sale price was $392,990, down 0.5% from a year earlier. That difference matters when you’re comparing a home in Charlotte with one across the county or state line. Start with recent sales near the property and use the regional numbers for context.

What this means for Charlotte buyers

More inventory gives you room to compare. If two homes are listed at similar prices, look at what you’d spend after closing on things like HOA dues, repairs, or updates. A home that’s been sitting or has already had a price reduction may be worth a closer look. Ask your agent to review nearby sales and the listing history before deciding whether to negotiate on price, closing costs, or repairs.

What this means for Charlotte sellers

Your first week on the market is a chance to see how buyers respond to your price, photos, and presentation. Before listing, look at both recent sales and the homes buyers can tour today. If a similarly priced home nearby has an updated kitchen or a more usable backyard, that’s a comparison buyers will make. Once you’re listed, use showing activity and feedback to decide whether your pricing or presentation needs an adjustment.
